They Built Their First Custom Home 50 Years Ago. This Week, We Broke Ground on the Second.

Stakes are in the ground on a new custom home in Sioux Falls.

This build has been years in the planning — the lot, the floor plan, every room sized and every detail worked through before a shovel touched the dirt. Today that work became something you can stand in the middle of and look around.

HOW A ROSEWOOD BUILD STARTS

The floor plan is final, selections are made, and the elevations are set before we ever break ground.

That’s how we build at Rosewood. By the time the excavator shows up, there are no guesses left. Every room has been walked through in 3D and planned through 5D. Every finish has been chosen. The build just executes the plan.

No surprises. No redesigns mid-build. Just the process working the way it’s supposed to.

That’s what made today possible — not just the excavator showing up, but everything that had to be decided and locked in before it could.

Every Room Was Designed Before the First Stake Went In

“This isn’t the start of the design work — it’s the start of the build. The design work is already done. Every ceiling height, every window placement, every selection. That’s what we finish before we ever schedule the excavator.”

FOLLOW THIS BUILD

We’ll document every stage from day one.

Framing, systems, finishes, the final reveal. We post walk-through videos on Facebook and YouTube so you can see exactly how a custom home comes together — start to finish, nothing skipped.

Fifty years of newspaper clippings. A lifetime of knowing what they wanted. A lot in Sioux Falls, a floor plan built around everything they are, and an excavator making the first cut this morning.

Some builds are just buildings. This one is a chapter.

We’ll be with them every step of the way — and we’ll document it here and on Facebook and YouTube so you can follow along. If you’ve ever wondered what it looks like when a home is truly built around one family’s life, this is the one to watch.

A custom build is one way to get the home you want. But it’s not the only one. Here’s what we’re working on right now — and how all three paths work.

RIGHT NOW: ACTIVE PROJECTS

A groundbreaking this week. A full kitchen transformation nearly finished on the east side. Two projects. Same process.

If you’ve been following on Facebook or YouTube, you’ve seen the weekly walk-through videos from the east side project. Walls came down. Surprises showed up behind those walls — Larry calls them “unexpected friends.” Electrical got relocated. A new layout took shape. Cabinets are set. Flooring is done. We’re in the final stretch.

But here’s what you didn’t see before those videos started: all of the design work that happened first. Before demo day, every finish was selected. Every material was ordered. We knew exactly where we were going before we started tearing things apart.

What We Do Before a Single Wall Comes Down

“By the time Larry picks up a tool, every decision has already been made. Every finish. Every cabinet. Every fixture. Every tile. The island dimensions. The window placement. The pantry layout. All of it is selected, designed, and approved — in-house — before we ever set foot on the jobsite to start construction. That’s true on a full custom home. It’s true on a kitchen remodel. Same process, every time.”

THE DESIGN PROCESS

We don’t separate “design” from “build” or “remodel.” We bring the full design process to every project, regardless of size.

It starts the same way every time: we listen. Not to trend boards. Not to what’s popular right now. We listen to how you actually live. Do you cook every night or order in most of the time? Do you entertain? Do you have a piece that’s been in the family for generations and needs a space built around it?

Those answers — not the trends — drive every single decision. That’s why you’ll never walk into two Rosewood homes and feel like you’re in the same house.

Some Builders Have a Style. We Have a Process.

“There’s no Rosewood look. No signature tile we default to. No cabinet color we repeat. Before a single wall comes down or a nail gets driven, you walk through your space in 3D. You see the island at actual scale. You catch the things you would have missed — and we catch them with you, before they cost money to fix. We call it 5D planning: dimensions, finishes, flow, light, and life — all worked out before construction begins.”

Larry and I are both hands-on from the first conversation to the day you walk back into your finished home. Larry is the primary carpenter — from demolition through every finish detail. I’m on-site too, coordinating trades, making sure details land exactly as designed, keeping the project moving. We are not a hand-off operation. We are both there.

REMODELING

Love where you live. Change what isn’t working.

We do kitchens, full home transformations, room additions, bathroom remodels — all designed in-house before work starts. If the location is right but the house isn’t, that’s a remodel conversation. If you’re not sure whether to remodel, sell, or build from scratch, that’s a conversation too.
